Job Description:
Hennepin Healthcare is an integrated system of care that includes HCMC, a nationally recognized Level I Adult and Pediatric Trauma Center and acute care hospital. The comprehensive healthcare system includes a 484 bed academic medical center, a large outpatient Clinic & Specialty Center, and a network of primary and specialty care clinics in Minneapolis and in suburban communities. Hennepin Healthcare has a large psychiatric program, home care and hospice, and operates a research institute, innovation center and philanthropic foundation.
There will be a $2k sign-on bonus for this position.

SUMMARY
Hennepin Healthcare has a current opening for a Campus Development Project Manager. This position will be responsible for managing healthcare renovation and new construction projects. Focusing on project objectives, Infection Prevention, Interim Life Safety Measures, safety and quality, on campus development projects for Hennepin Healthcare System. These projects will include many aspects of the healthcare construction process including a leading effort in recruiting Emerging Small Business Enterprises, supporting diversity and delivering improved equitable methods for success.
RESPONSIBILITIES
Project Management:
Plan, execute, monitor, and control projects within scope, budget, quality, and schedule constraints to meet or exceed project goals. Educate construction personnel, monitor sites and assist with healthcare safety requirements. (IP, ILSM's)
Responsible for project support, including the management of external consultants and construction site representation.
Evaluate and continuously monitor construction projects. Work with HHS staff, contractors, suppliers and Authority Having Jurisdiction to assure a safe, code compliant healthcare environment.
Team:
Leads the project team to meet or exceed performance measures set by the department leadership, board of directors, and stakeholders.
Coordination of cross-functional project teams and steering committees, leadership and guidance to meet project intentions.
Lead HHS's intentions to build a diverse team, internally and through the support of our contractors and design teams. Pursue and lead our effort to build successful equitable relationships with diverse ESBE's.
Project Initiation:
Develop an accurate understanding of the project details and why the project is necessary. Implement a strategy to deliver the project from initial concept through final completion.
Understand and relay HHS's goals to lead the industry in diversity and equity through new ideas to create a strong delivery team.
Work with HHS's leadership to develop project scope of work, RFP's, project documents and solicit qualified engineers, contractors and supply vendors.
Assist with community support, compliance reviews and permitting requirements. (local and state review and approvals)
Initiate land surveying, site assessments efforts and required inspections to support land development and building additions.
Works with HHS facilities team and directly with engineers and utility companies during project design, to maximize rebates and energy savings.
Scope Development:
Responsible for the development of an all-inclusive scope with stakeholder input.
Investigates existing conditions with consultants to avoid unplanned expenditures related to unknown conditions.
Schedule:
Develop project schedules to align the project delivery process with set objectives.
Set schedules with a focus on protecting our patient care environments, ILSM's and IP.
Budget:
Develops project budgets and is directly involved in the approval process.
Manages the change order process to limit unnecessary spending or scope modifications.
Manages the project to meet or exceed budget goals with regular financial reports.
Design:
Research and recommends new technology, sustainable, surveillance, access, and intelligence standards.
Develops and maintains BIM Standards and Coordination.
Leads building infrastructure planning and design oversight.
Oversee medical equipment planning in coordination with the bio-medical team.
Compliance:
Conduct plan reviews with A&E firm and HHS teams to confirm project scope. Submit and obtain local and state approvals. (code compliance)
Develop ILSM's, ICRA studies and work with HHS safety teams to further develop and implement specific plans. Continuously monitor and document progress.
Assist with the management of A&E services, contractors and supply vendors, to assure code compliance and quality assurance.
Work with facilities team to protect and manage the HHS facilities infrastructure and protect all existing life safety requirements. (rated walls, penetrations, labelling, etc.)
NFPA 101 Life Safety Code / CMS / TJC / OSHA. Must have a good understanding and willingness to learn more, attend educational courses and apply to your work.
Quality:
Provides a systematic and complete project delivery process, with safety and quality assurances.
Implement routine quality inspections, document progress and deliver high quality results.
Construction:
Assist with design development. (HHS design, product and quality standards)
Assist with pre-bid and pre-construction planning and contractor meetings.
Prepare in depth pre-construction educational sessions to ensure contractor readiness for healthcare projects. (ESBE's, less experienced contractors, etc.)
Work with HHS safety teams to create thorough plans for IP, ILSM's and project execution.
Coordinate with the HHS facilities team to ensure cohesiveness with standards and existing conditions, simultaneous maintenance projects and general conditions.
Continuous inspections, providing input and education to contractors in regard to healthcare regulations and project specific requirements. Always keeping HHS associates informed of project details.
Commissioning and Activation:
Set building performance goals and participate in commissioning meetings.
Management of the fixtures, furniture, and equipment (FF&E) aspects of the projects.
Generate and complete punch lists for occupancy and grand openings.
Create and maintains critical building infrastructure plans.
Coordinate staff training on new equipment or advancements in technology.
Project Close-Out
Meet with HHS user groups to assure project objectives have been successfully met.
Ensure purchase orders, pay applications and invoices are paid in full per specifications.
Conduct close-out meetings with HHS staff, contractors and A&E firms.
Receive and file as-built documents. (AutoCAD)
Conduct local and state inspections, obtain approvals.
Obtain and file close-out documents. (final pay application, operational manuals, certifications, occupancy permits, etc.)

QUALIFICATIONS
Minimum Qualifications:
BA/BS degree in, Engineering, Construction Management or closely related field. Minimum of five years of experience in healthcare project management on mid to large scale projects.
Certified Healthcare Constructor required within 1 year of hire as a condition of continued employment, if less than 5 years' experience in healthcare
Preferred Qualifications:
PMP: Project Management Professional - certification
LEED: Leadership in Energy and Environmental Design - certification
